The Project

The Bayview occupies a prime location immediately adjacent to the new Clairemont Drive station for the new Blue Line trolley extension and connecting the Bay Park and Clairemont communities to Mission Bay Park. Creating a new vision and development strategy for transit-oriented development in this gateway location is a unique placemaking opportunity. Tremendous energy has been devoted to the design which has won accolades from community residents.

The development maximizes residential density with 156 units, including 16 units affordable to families earning up to 50% Area Median Income. The Morena Boulevard façade opens up to connect to the trolley, providing eyes on the street and inviting trolley riders to visit Bayview shops and restaurants. Mobility hub features provide first- and last-mile connections for trolley riders and offer the opportunity for a car-free lifestyle for residents.

The Bayview is envisioned to be a new “Town Center” for Bay Park, with a curated mix of neighborhood-serving retail including a market, restaurants, fitness, specialty retail, and small office. Ground floor commercial spaces are oriented around an open-air courtyard with views to the bay, providing a neighborhood gathering place. Future Bayview residents will enjoy amazing architecture in a walkable location near beach and bay recreation, just minutes away by trolley from work centers in downtown San Diego and University Town Center.
